Northeast Polk along US-27 is the fastest-growing corner of the fastest-growing county: Haines City went from 27,000 people in 2020 to 46,000 in 2025, Davenport has tripled since 2010, and the subdivisions along US-27, I-4 and US-17/92 toward the Osceola line are replacing citrus groves and pine flatwoods block by block. Davenport's canopy fell 12 points between 2013 and 2021 — the biggest drop in the county — and Haines City's is 17 percent, the lowest of the county's cities. The trees that are there are a specific mix: the slash pines the developers left along the edges, stressed by the construction next to them; the live oaks, laurel oaks, queen palms and sabals the landscapers planted five to twenty-five years ago; and the dead citrus and Brazilian pepper on the lots waiting to be cleared.

The work follows: construction-stressed pines drawing beetles and dying a few at a time through the new subdivisions; lethal bronzing moving through the developer-planted queens and sabals; the first wave of '90s and 2000s laurel oaks reaching failure age in the older Haines City neighborhoods; HOA-driven removals and replacements; and grove and pasture clearing for the next phase. Haines City's old downtown and the Lake Eva area have older oaks that need the same preservation and assessment work as Lakeland's. The pines at the edge of our new subdivision keep dying. Why?

Root damage from the grading and the trenching next to them, followed by Ips beetles. A slash pine that lost a third of its roots to a lot line is a stressed pine, and the beetles find it within the season. We remove the ones that are going and advise on watering the rest.

Our HOA says we have to replace the palm we removed. What do we plant?
